How much can I get for my house?
This is one of the most common questions posed to real estate agencies and Real Estate Agents Port St Lucie. The simple answer is to ask an experienced real estate agent. A professional Realtor will utilize the MLS (Multiple Listing Service) to calculate a price range based on sold comparable properties in your area.
As every property varies in some way, the Realtor will use their knowledge and expertise to draw comparisons between the subject property (yours) and those that have recently sold. Adjustments will be made to account for the differences in the properties, like number of bedrooms, swimming pool, screen room, etc.
Additional items that are analyzed consist of property square footage, lot size, year built, roof condition, construction type (CBS vs. Frame), and of course, overall condition and upgrades. If the home is in a guarded and/or gated community the property values will also differ from a property that is not in a similar community.
The report that real estate agencies or a Realtor will create for the purpose of selecting a list price is called a CMA, or Comparative Market Analysis. This will show the recently sold properties, the Contingent (under contract with contingent terms), Pending (properties under contract that no longer have contingencies), Active (no longer new on market) and New listings. Adjustments are made between the subject and comparable homes and the range that the seller can expect to sell for is established.
If a seller wants to be aggressive (sell fast) it is wise to list the property within the suggested price range, and not at the very top, or over. The most attention a listing receives is as a “New” listing which is the most visible on the MLS and lasts for the first 14 days. So it is advisable to choose a realistic price and prepare the property for showings under the guidance of a licensed real estate professional. Prior to going on the market, the seller always has the option of obtaining an appraisal from a licensed appraiser which runs approximately $500.00.
