Do you want to keep your wallpaper or sell your house?Not all Realtors Port St Lucie think the same way. I have successfully closed properties that were previously listed (not sold) for years by other Realtors Port St Lucie. As an experienced real estate agent, I know what sells property the fastest, and for the most money. However, this knowledge is only useful if sellers are open to accepting my advice. Sometimes it’s a real challenge to persuade sellers to do what it takes to sell their home.
Not too long ago, I received a called from someone who received my name as a referral. She explained how unhappy she was with her Real Estate Agency Port St Lucie, her past real estate agent, and the real estate agent before him. That’s right; multiple agents over multiple years and the home never sold. So, there’s got to be a problem with the property…right? I pulled up to the house and my first impression was…WOW! This place looks great. Then I entered the house and saw the problem. The walls were covered with very taste specific “Animal Kingdom” themed wallpaper. The animal print theme carried throughout the entire house. The bedrooms, bathrooms, hallways, and yes, even the kitchen had safari themed wallpaper. After walking through the house, I (gingerly) mentioned removing the wallpaper to the seller and she got immediately annoyed that I would even suggest changing the wall finishes. After all, she bought the house that way and she loved it. I delicately explained that if she would just do what I suggest and remove the wallpaper, she won’t have to look at the boring painted walls for very long because the house will be sold. I asked her, “Do you want to keep your wallpaper or sell your house?” That may seem a little harsh but I didn't want to end up like her past (failed) Realtors Port St Lucie. My goal isn't to list houses...my goal is to sell them! On to the next objection; the seller thought it would be far too expensive to remove the wallpaper and repaint the walls. I explained that I have developed a lot of professional contacts over the years and I can provide her with a name of a very affordable painter. Reluctantly, she agreed to obtain an estimate and, as it turned out, it was just under $2,000 to remove all the wallpaper and repaint the necessary walls with a neutral color. So, it wasn't far too expensive after all. I am thrilled to report that she authorized the work and upon completion, we were under contract in just 5 days! I am the type of real estate agent that will always help guide sellers so that they may obtain the most money for their property in the least amount of time. I really enjoy sharing success stories like this one, but it almost didn't happen. As it turned out, the seller actually liked the house much better without the wallpaper and almost decided not to sell. Sometimes my advice may be a little too good! |
