“Well, Hello Neighbor!”Realtors are often faced with this type of situation; you have a great house, on a nice piece of property, but there is a crucial flaw. In one of my recent listings I dealt with this very challenge, and I will share how I overcame it.
In listing this particular property heirs were the sellers after their mother had suddenly passed away, much too young, and they were all mourning her. It has been my experience that Realtors must perform their job with the ability to shift and adapt to the needs of their buyers and sellers, but still achieve the same successful and pleasing result. The back yard was, well, directly looking into the neighbor’s back patio. There was absolutely no privacy, but their mother bought it and loved the open view. She apparently liked to have her morning coffee out back and greet anyone she saw with a…“Well, hello neighbor!” They felt that another buyer might enjoy that same type of socializing, even though I carefully pointed out that it may not be acceptable to the majority of people. After all, Realtors don’t want to target one specific type of person; we want the property to appeal to the broadest audience possible. We put the property on the MLS and the buyers that I showed it to, and those that were brought by other Realtors Port St Lucie, all had the same objection…NO PRIVACY! After several showings with the same negative feedback, it was time to take action and get this property sold. I knew the homeowners’ association wouldn’t allow a fence, so I wondered, what would they allow? As I sat in the back patio pondering my next move, the neighbor with the patio facing me came out and said...“Well, hello neighbor!” I laughed and said hello. As we talked it dawned on me that maybe some type of privacy hedge could be planted to overcome the privacy issue. After obtaining verbal approval from the HOA, I called a local landscaper and received an estimate. To everyone’s surprise, it really wasn’t too expensive to plant a hedge and resolve the problem. Once the plants were in, it wasn’t long before the house was under contract. The property closed successfully and the sellers were grateful to be able to move on with their lives. |
